One of our company's primary functions is to act as the liaison between the ownership of our properties and our tenants. We maintain and handle all of the day-to-day activities that occur in and around the building, including the collection of rental payments, maintaining the property and the upkeep of the grounds. S. C. Herman & Associates, Inc. also employs its own cleaning crews to ensure the quality of the cleaning received by the tenants. We continue to be a "full-service" landlord that controls the quality of our buildings and services by committing our organization to operating to the highest of standards in our industry.

Since 1962, S. C. Herman & Associates, Inc. has acted as Construction Manager for building owners and tenants. We provide test fits, construction drawings, competitive bids, schedules, permits, inspections and on-site construction supervision for both base building as well as tenant fit outs. This includes office, retail and industrial projects for public or private tenants.
We have extensive experience with SCIFs, secure areas, computer rooms, co-location facilities and site support centers. In addition, we are well versed with office, retail and industrial construction. We work with Tenants from design inception through occupancy. Some of the trades we manage are structural, HVAC, building automated control, air and water balancing, plumbing, electrical, fire protection, telecommunication, data, audio/visual, carpentry, drywall, metal, masonry, hardware millwork, painting, wallcovering, flooring and window treatments.
Currently, our personnel include licensed electricians, building operating engineers, HVAC technicians and environmental services staff. With over 100 facilities management personnel, we have a proven track record of expertise, capabilities and customer service. Operation, maintenance, service or repairs are all services that are offered.
In 1990 we began installing building automated controls at the properties we manage. The first large scale system we implemented (for a 500,000 square foot building) resulted in a >50% energy reduction within two years. Having gone through several generations of different BACS systems, we are able to provide the latest technology and best practices. We monitor space temperatures, humidity levels, carbon dioxide levels and occupancies to optimize a building’s efficiency without compromising tenant comfort.
